When buying or selling a house, it’s important to be aware of how long the process can take. For buyers, you don’t want to jump on the first house you see (unless it is absolutely perfect). Shopping around and viewing multiple properties can give you a good idea on what’s out there and give you the best chance of finding your perfect match. Having an agent to look with you is invaluable. As a buyer’s agent, I do my best to find background on the properties before we ever approach the front door. When we get there I help my clients inspect the property and listen to their concerns. It is my job to look out for their best interest. Using such scrutiny often means that it takes a while to find the right property. Because I don’t want my clients to have to settle for less.
Sellers, play more of a passive waiting game than proactive buyers. Once the house is posted and advertised it is all a matter of waiting for a buyer. Having an agent can expedite this process with advertising on the MLS, professional advice on things like pricing, pictures that highlight the best features, etc. Just as the buyer won’t jump on the first house, so the seller may not accept the first offer. Perhaps they think their house is worth more. Maybe it is and maybe it isn’t, an agent can discuss options and weigh the outcomes of accepting less or having the home linger on the market.
Be patient and trust the process.
